Many residents commet that living in a park home seems like a perpetual holiday. Some enjoy the countryside around them which they missed during their working lives, while others particularly appreciate the companionship of those of similar ages and circumstances to themselves.
Freeing up capital tied up in bricks-and-morter property is another reason for choosing the park home lifestyle.

Can i live on the park all year round?
Yes, all Hartley Park Homes have the benefit of a full residential site licence, permanent residential planning permission and Park Home owners have secured tenancy via the mobile homes act agreement 1983.

How much is the rent?
Rent for new Park Homes is set at £110 per month.

What does the Ground Rent cover?
Your gruond rent covers the cost of park staff, maintenance staff and general maintenance including road repairs, street sweeping, landscape maintenance, litter picking and the street lights. It is however exclusive of water and sewerage charges and is payable on the first of each month by standing order mandate.

Do I have to pay Council Tax?
Yes, the park homes are council tax band A, which equates to approximatly £80/month but we do recommend that customers check with the local council prior to completion

Is there a Gas supply on the park?
Yes, each home has LPG storage tank for which Calor supplies the gas

Do I pay the park owner for my eletricity?
No, each home is billed directly by the eletricity supplier.

Do I have to pay stamp duty when purchasing a park home?
No, it is not a requirement to pay stamp duty when purchasing a park home.

Is a BT phone point included within my park home?
No, we recommend that approximately 2 weeks before your completion date, you call BT, explain the situation and then they will come out on the completion date or shortly after to install the phone point, the infrastructure is already underneath the home and provided by ourselves.

Are there any park rules?
Yes, and park rules vary from park to park and should be studied before purchase. They are intended for the quiet enjoyment of the park for all residents and to ensure that the highest standards of care and maintenance are kept. The issues in the park rules are therefore in the best interest of all residents in maintaining their chosen environment.

Why is there a written agreement?
Whether you buy a new or a previously-occupied home, you will have an agreement under the Mobile Homes Act 1983. The agreement contains certain information which clearly defines residents’ rights. Part III contains the Implied Terms, which provide the residents; basic protection, including security of tenure and the resident’s right to sell ‘on site’ to a third party.

Are there any on-site staff on the parks?
Yes, every park has maintenance staff that are on hand most days of the week to offer help. All of our parks have an allocated Area Manager who will visit the park at least once a week.

Who should I talk to about insurance?
Firstly, it is your responsibility to ensure that your home is insured from the day of completion onwards but don’t be worried, we will advise on this in due course. There are a number of specialist park home insurers, some of which are detailed on our links page for your assistance.

What service charges will I pay and how are they invoiced?
Water charges are generally billed directly to occupier. On some parks the supplier will invoice Hartley Park Homes, in this case,when we are in receipt of the bills we divide the total amounts by the number of homes on the park and invoice accordingly. Sewerage charges are generally invoiced directly from the service provider to each home on the park.

Is it ok to have sky television in my park home?
Yes, sky television on the parks is not a problem. We do request that if possible the dish is put to the rear of the home or out of sight of the park roads.

Do I need a solicitor to purchase a park home?
No, the purchase of park homes is covered by the Mobile Homes Agreement (1983) If you have any queries relating to this we advise that customers contact the citizens advice bureau or a solicitor.

When purchasing a park home do searches need to be done?
No searches only need to be done on your current property.

Can I get a loan to buy a Park Home?
Yes, finance can be arranged for Park Homes through RoyScot Larch who specialise in loans for the purpose of park home purchases.
